The Renters' Rights Act includes provisions relating to rental rates, covering both the amount that can be charged (in line with local market rates) and how often it can be increased (once a year with two months' written notice).

In our most recent customer survey, landlords indicated they plan to keep rents at current levels over the next six months. This may suggest they're taking time to assess how the changes could affect their local markets before making any decisions on rent increases.

The latest data from the Ministry of Housing, Communities and Local Government (MHCLG) shows the average deposit value in the Private Rented Sector rose by just £13 between 1 October 2025 and 31 March 2026.

As deposits will now be capped in line with rental values, this suggests that rents were already beginning to stabilise ahead of the implementation of the Renters' Rights Act. This may also have been supported by the Bank of England maintaining its base rate at 3.75% since December 2025.
