The Renters' Rights Act came into force on 1 May 2026. At this stage, its impact on the market remains uncertain. That said, a record low number of tenancies added over the last year may indicate some landlords no longer see the Private Rented Sector as an attractive investment.
Similarly, with fixed-term tenancies now abolished, the decline in new tenancies may reflect tenants choosing to stay in their homes for longer. Most likely, the trend is being influenced by a combination of factors.
As the most significant piece of legislation to affect the Private Rented Sector in many years, how the market adapts and reacts in the coming months and years will be closely watched across the sector.
To help landlords better understand and navigate these changes, we partnered with Susie Crolla of The Guild of Letting & Management on a webinar series covering key aspects of the Renters' Rights Act. All the recordings are available on demand, so landlords can access Susie's expert insights on the new legislation.
